

Use three layers.
Layer 1: overall finish alignment, joints, paint waves, and cracks.
Inspect under raking light in the afternoon to reveal defects.
Layer 2: function test like real life.
Open/close and lock every door and window, switch every light, test outlets, run every tap and shower, flush toilets,
check pressure, and turn on AC in every zone.

Layer 3: risk focus on leaks, dampness, odor, noise, and areas that are hard to repair later.
High-risk zones include bathrooms, balconies, roofs, wall-to-floor junctions, window/door seals, AC drains, and external drainage.

Write punch list items with three parts: location, symptom, and acceptance standard.
Example: “2F bathroom: water ponds at left corner; after repair, water must drain to the floor trap with no standing.”
Attach a photo to every item.
Before signing, collect handover documents: key materials/equipment models, manuals/warranties,
panel/circuit labels, shut-off valve locations, and a 3/6/12-month maintenance checklist.

After move-in (30–90 days), log real-use issues and close them by risk priority leaks first, then damp/odor, then cosmetic items.
