How many people work from home, and how quiet do key spaces need to be?
How serious is cooking do you need a separate Thai kitchen?
Health
What must the new home fix—heat, humidity, odors, dust, noise, poor sleep?
Do kids or older family members need easier circulation and safer transitions?

Order and maintenance:
How much stuff do you own?
Will you do housework yourself or with help?
How do parcels, laundry, and trash flow through the house?
Future readiness:
In 3–5 years, will the household or cars change?
Should you pre-plan EV charging, solar-ready routes, or home networking?
Turn the answers into Must-have / Nice-to-have / Prepare.
High-value Must-haves are often simple: an entry drop zone, closed storage near use points,
quiet bedrooms, bathrooms that ventilate properly, and a Thai kitchen that contains smell.

For Prepare, pre-run conduits and leave service access for MEP so you do not need to tear down finishes later.
